At the heart of Belvedere lies a reverence for heritage, and a belief that the most enduring homes are those that honour the character of the land they stand upon. Beyond the gated entry, Belvedere unfolds with an unhurried grace. Coffered ceilings rise above American oak floors, custom cabinetry anchors each room, and a bespoke balustrade traces the quiet geometry of the stair. Every detail has been drawn with intention — never ornamental, always considered, and shaped to stand the test of time.

We drew from the finest traditions of the classic Queenslander to shape something lasting. Calcatta Verdi benchtops lend the kitchen a cool, sculptural weight, set against the warmth of custom joinery and the steady presence of the Falcon oven and butler’s pantry.

The open-plan kitchen and family room is the gravitational centre of the home, its Jet Master natural gas fireplace a quiet invitation to linger. Glass thresholds open to a covered terrace, lawn and GRANDER freshwater pool — a natural extension of the living spaces where afternoons drift easily into evenings, and where family and friends gather as the light softens.

Belvedere has been thoughtfully composed for privacy — one bedroom and bathroom on the ground floor, four more bedrooms and two bathrooms above. The arrangement allows each space to breathe on its own terms: guests kept close but unhurried, the everyday rhythm of the family held gently above.

The main suite is a private retreat in its own right — a walk-through robe with custom cabinetry, a luxurious ensuite, and a balcony held just for morning coffee and evening wine. It is a room shaped for stillness, and a quiet counterpoint to the livelier spaces below.

Upstairs, a sitting room with built-in desks offers a quiet counterpoint — a study, a games room, a sanctuary for the children, or simply another place to pause. Every room has been considered not for show, but for the way it might be lived in.

Belvedere is rooted in one of Ascot’s most established pockets — within walking distance of Racecourse Road’s cafes, restaurants and boutique stores, within catchment for Hamilton State School and Aviation High, and close to St Agatha’s, St Margaret’s Anglican Girls School and Clayfield College. A location, in other words, as considered as the home itself.

A ducted MyAir smart-home air conditioning system, integrated security and intercom sit quietly behind the joinery, and a gated entry with electric front gates, double garage and parking for two more cars completes the sense of a home built for ease. Nothing shouts; everything works.
